With people demanding more flexiblity, realtors and city planners are starting to take note.
In Sioux Falls, a 30 acre developmen
t is underway which brings the 3 zones of work, shopping and home together in the same area.
The Argus Leader quotes Jeff Schmitt, assistant director of planning and building services.
We want to bring separate land uses together and make them work so that people can live and work shop in the same area as opposed to living in one part of Sioux Falls, working in another part of town and shopping yet in a third part of town.
The Sioux Falls initiative reflects changing demographics, and a changing lifestyle approach.
This approach has been adopted elsewhere too, with some apartments having one floor or a separate annexe as an office or studio. Others have apartments above shops or cafes.
For many municipalities, this takes a bit of lateral thinking, as they have separate regulations and requirements for residential areas and commercial precincts.
It looks like there will be at least some areas where these will become increasingly integrated, as people want greater convenience.
Of course, this approach won't suit everyone, but offering flexible options is the key.
- Would your small business or home business benefit from people in a multi use precinct?
